DESPITE ELEVATED INTEREST RATES, BELL CANYON DEFIES THE ODDS WITH RECORD-BREAKING SALES

While much of the housing market grapples with high interest rates, Bell Canyon continues to shine as an extraordinary exception. This exclusive, guard-gated equestrian community has recently seen a surge in record-breaking sales, underscoring its lasting appeal and investment strength.

Take a look at some of the most recent transactions — each one a testament to the enduring value and desirability of this unique enclave.

Nestled behind beautifully maintained gates and surrounded by scenic natural beauty, Bell Canyon remains one of Southern California’s most coveted horse communities. With stunning new construction projects underway and a renewed sense of growth and pride among residents, property values are steadily climbing — and so is community spirit.

Now more than ever, Bell Canyon is proving to be not just a place to live, but a lifestyle to cherish.

    What is hurting property values?

The HOA is now $11 million in debt. Our community center was literally rotting away—rendered unusable for years due to a leaking roof and complete lack of maintenance. And who let it fall into such disrepair? The same past board members now attempting to stir up chaos once again. Many of those pushing this reckless recall are aligned with the so-called “Wolf Pack”—a group driven more by disruption and division than any real solutions.

Bell Canyon was once regarded as a premier luxury community. But under their leadership, it became a case study in HOA failure—defined by mismanagement, dysfunction, and a loss of trust. They took a peaceful, tight-knit neighborhood and turned it into a battleground of infighting and disgrace.

They’ve employed toxic, divisive tactics to sabotage community events—urging neighbors not to attend, even going so far as to put up a sign at the gate showing a house on fire, just to stir fear and chaos. Then they dragged our internal issues onto national television through FOX News, bringing negative attention to our entire community.

Worse, they spread blatant lies about a whistleblower—accusing them of harming pets in the canyon, frightening residents and deterring potential homeowners from moving in.

All the while, the roads we rely on—used every day by families and high-end vehicles alike—were left to crumble without a single ounce of care.

But since the recall, things have started to turn around. The community center is being rebuilt. Roadwork is underway. The spirit of the community we all once loved is returning—and so is our reputation. Property values were on the rise again.

Don’t let this bump in the road from the United 5 slow our forward momentum. Together, let’s VOTE NO—and keep Bell Canyon moving in the right direction. Let’s protect our progress, our community, and our property values.
